What is an Accessory Dwelling Unit (ADU)?

An ADU is an attached or detached residential dwelling unit that is 1,200 square feet in size or less; provides complete independent living facilities for one or more persons including permanent provisions for living, sleeping, eating, cooking, and sanitation; and is located on a lot with a proposed or existing single dwelling unit or multiple dwelling units.

Is a building permit required for an ADU?

Yes, you will be required to obtain a Building Permit to ensure that the new ADU meets all the zoning, building, health & safety codes. Hedges Construction can help with the permitting process.

Can my ADU be a short-term rental?

An ADU may not be leased for a term of less than 31 consecutive days. An ADU may not be used for Transient Lodging.

What are the size requirements for an ADU?

An ADU is intended to be secondary in size to the single-family residence. An ADU attached to a primary dwelling may be up to 50% of the size of the single-family residence, up to a maximum of 1,200 square feet. An ADU detached from the single-family residence may be up to 1,200 square feet, regardless of the size of the residence.

What if I live in an unincorporated community?

If you live in one of San Diego County's unincorporated communities such as Valley Center, you may be able to take advantage of a fee waiver program and pre-approved plans may be used.

What are the parking requirements for ADUs?

A parking space is not required for the ADU in any of the following instances: (1) The ADU is located within one-half mile of public transit. (2) The ADU is located within an architecturally and historically significant historic district.
